This 4 bedroom 2 storey pole house is located in Suffolk Park in a quiet neighbourhood. Only a short stroll to Tallows Beach to have a swim or a wander or even to just sit and watch the waves roll in while you soak up some sun. It is also an easy walk to the local shopping village of Suffolk Park where you can find a bite to eat at one of the restaurants, you can have a drink at the pub, hire a video, or even just get some basics from the supermarket.

The house is fully self contained with a full kitchen, so if you so desire feel free to cook up a banquet for you and your family or friends. Aaja's is suitable for up to 8 persons and has 2 indoor living areas and 2 outdoor living areas, making this property ideal for a large family or 2 small ones. Downstairs is fully self contained including kitchenette, bathroom, living area which makes it extremely spacious. There are also 2 outdoor living areas.

Linen is supplied, however you do need to bring your own beach towels.

There is a security deposit on this property.

Please note that Byron Bay has a NO PARTY rule in all properties.

3 bedroom house + studio - 2 bedroom upstairs and 2 bedroom downstairs including the self contained studio, 2 bathrooms
If not booking all 4 bedrooms, the self contained studio downstairs will be available to book by another party
A separate A-Frame Studio is available to rent for Easter/New Years weeks only - for an extra $1000pw.

$0 Rate Display: Call BBA for rates. Online bookings with $0 display in any day of your stay will not be honoured.

Key pickup arrangements vary. Check your Itinerary/Booking Confirmation.
After Hours pick up: Contact the property 48 hrs prior to arrival.

Bookings. 50% deposit is due at the time of booking. However if arriving within 30 days or total booking value is $600 or less, full payment is required now!

Final Payments & Bonds. Final payments and Bonds (if applicable) are also due 30 days prior to arrival. Bonds will be refunded 10 days after vacating the premises provided no bond claims have been made.

Booking Fee. 2.0% non-refundable fee on total booking value paid at time of booking (excluding bond amount).

Cancellations and changes. For all cancellations and changes to bookings you must speak to a BBA staff member. All conditions apply to cancelled or part cancelled bookings which reduce the dollar value of the booking also changing from one property to another or giving 30 days or less notice (60 days or less notice during peak times).
a) 31 days OR MORE to arrival OR (61 Days or MORE for Splendour, Blues Festival and New Year Week) – Fee: $200. For bookings less than $200, total value of booking.
b) 30 days OR LESS to arrival OR (60 Days or LESS for Splendour, Blues Festival and New Year Week) – Fee: All funds paid forfeited.

The number of persons specified is maximum allowed. Increases must be agreed in advance.

Please note that check ins and check outs for Christmas and New Years day are unavailable. BBA reserves the right to cancel any such bookings.

Functions and excessive noise are not allowed and penalties apply. Security call outs are charged at $100/call out. After a 2nd complaint you may be evicted without refund.

Pets only allowed when specifically agreed with BBA. Other conditions apply.
