Please be advised that by paying the deposit for your accommodation you are accepting these conditions.

BOOKINGS, DEPOSITS AND  FINAL PAYMENTS

* Your initial deposit of 50% is due at the time of booking. Final payment (and bond if applicable) must be received at least 30 days prior to check-in.

* However if your arrival date is within 30 days of booking or the total booking value is $600 or less, then full payment must be made when booking. (Bond if applicable must be received at least 30 days prior to check-in).

* For bookings made within 4 days of check-in, full payment and bond is required at time of booking and only credit card payments will be accepted.

*Information about payments will also appear on your confirmation.

* BBA reserves the right to cancel any on-line booking and refund all funds within 5 working days of date booking is made.

* Schoolies rates apply to all schoolies bookings whatever dates are booked.

HOLIDAY LETTING BOND (may be different for Special Interests Groups eg Schoolies and individual properties – refer to confirmations)

Some BBA properties will require a Holiday Letting Bond –EG Houses and some Apartments. If a property does require a bond this will be clearly stated on that properties page of our website www.byronbayaccom.net and also on your Itinerary/Booking Confirmation. The bond payment is processed by credit card and then refunded back to the same credit card within 10 days of departure. This Holiday Letting Bond relates to any missing or damaged items, excessive noise leading to complaints and general cleanliness of the property EG left in a clean & tidy condition, washing up done, BBQ cleaned and rubbish removed etc. In any event, guests are responsible for missing or damaged items and cleaning expenses beyond the usual level for the property and will be charged accordingly. IF A SECURITY BOND CLAIM EXCEEDS THE BOND HELD, BYRON BAY ACCOM RESERVES THE RIGHT TO DEBIT MONIES OWED FROM THE GUESTS CREDIT CARD/OR OTHER PAYMENT FORM ORGANISED BY THE GUEST.

ITINERARY/CONFIRMATION ACCURACY 

It is essential that you check the accuracy of your Itinerary/Booking Confirmation when you receive it. If any of this information is not correct (eg dates, number of guests etc) please speak to one of our staff as soon as possible so we can have these details amended and send you an updated Itinerary/Booking Confirmation.

BOOKING FEE 

All bookings incur a non-refundable booking fee of 2.0% of the total booking value (excluding bond amount)

CANCELLATIONS - (may be different for Special Interest Groups eg Schoolies)

For all cancellations and changes to bookings you must speak to a BBA staff member. All conditions apply to cancelled or part cancelled bookings which reduce the dollar value of the booking also changing from one property to another or giving 30 days or less notice (60 days or less notice during peak times).

a) 31 days OR MORE to arrival OR (61 Days or MORE for Splendour, Blues Festival and New Year Week) – Fee: $200. For bookings less than $200, total value of booking.

b) 30 days OR LESS to arrival  OR (60 Days or LESS for Splendour, Blues Festival and New Year Week) – Fee: All funds paid forfeited.

CHANGES TO BOOKINGS – Contact Byron Bay Accom only for any changes - First change $30, subsequent changes $50 each. 

KEY PICKUP

Key pickup arrangements will vary from property to property. This information will be clearly displayed on your Itinerary/Booking Confirmation, therefore it is essential that you read this document carefully and we strongly suggest you bring it with you to assist with your check in. If you have misplaced this document please contact this office at least 24 hours prior to your check in. The balance of your accommodation (and bond if applicable) must be paid prior to your arrival for your keys to be made available. After Hours pick up - If you are arriving after hours then you will need to contact the property 48 hrs prior to your arrival to make suitable arrangements.

CHECK IN AND CHECK OUT TIMES  

Standard Check in and Check out times are listed below however some properties may vary so please check your Itinerary/Booking Conformation for details. Standard Check in time is 2pm. Standard Check out strictly 10am as cleaners will be arriving. Please be aware that if you do not check out by 10am a late check out fee of $50 or more may be charged. Please make sure all garbage is in the bin provided and the property is tidy before leaving.

PLEASE NOTE: CHECK IN AND CHECK OUTS SCHEDULED ON CHRISTMAS AND NEW YEARS DAY ARE NOT AVAILABLE.
BBA RESERVE THE RIGHT TO CANCEL ANY BOOKINGS MADE ON THESE DAYS.

NUMBER OF PERSONS 

The number of persons specified on your booking confirmation is to be the maximum number staying. Any increase in numbers must be agreed in advance as a charge may apply.

NOISE / FUNCTIONS  

Functions are not allowed as they can cause disruption to neighbours, damage to property etc. Excessive noise is not allowed and penalties do apply. A security company may be called to investigate complaints of excessive noise or anti-social behaviour incurring a charge of $100/call out. If a 2^nd complaint is received you may be EVICTED WITHOUT REFUND of your bond and accommodation payment.

PET FRIENDLY ACCOMMODATION  

PETS ONLY ALLOWED WHEN SPECIFICALLY AGREED WITH BBA. Animals must be treated for fleas before arrival, sleep outside, have their own bed or blanket. All pets must remain outside at all times. No exceptions. Please clean up after your pets

SPECIAL INTEREST GROUPS  

Groups such as Schoolies or sporting groups may be subject to additional conditions and amendments to the above conditions.

ACTIONS OF OWNERS / INTERPRETATION MISUNDERSTANDING / TRAVEL INSURANCE
We aim to make your holiday experience as pleasant as possible. However we can not be held responsible for the actions taken by the owner of the premises outside of our control, such as tariff increases, sale of the property etc. We are also not responsible for any interpretation or misunderstanding about the premises booked and our cancellation policy will apply.
Every effort is made to ensure that information displayed on this website is correct. Information and rates on Byron Bay Accom websites are subject to change without notice. Property room photos may not be of actual room allocated. Photos are indicative only. Accommodation facilities listed may not apply to all room types. We recommend you take out travel Insurance.

QUOTES RESERVATIONS / ACCEPTANCE / FUNDS PAID TO TRAVEL AGENTS 
Quotes and reservations are subject to availability and actual pricing at the time of booking. Quotes are valid for seven (7) days. Verbal quotes are only an estimate, subject to written advice on confirmation from your booking agent.
All properties bear no responsibility for monies paid via travel agents until cleared funds are received by Byron Bay Accom.

PAYMENT OPTIONS
Payments accepted include credit cards (Visa, MasterCard, American Express and Diners only); AUD personal or bank cheques/drafts and bank transfer (allow 5 days transaction time). Prices quoted are in AUD and all payments must be made in AUD.

RATES AND CHANGES
Prices and conditions are correct when created (10^th September 07), but are subject to change without notice. Prices listed are in Australian Dollars and are inclusive of GST where applicable. The price of your holiday cannot be guaranteed until full payment is received.

If deposit or final payment is not received by the due date, Byron Bay Accom may cancel the booking, with guests paying the relevant cancellation fee. Confirmation and invoices are subject to re-issue if incorrect through error or omission and the tenant accepts the liability to then pay the correct cost or to decline to retain the reservation.

Guests may be required to provide a credit card imprint on arrival to cover any miscellaneous charges. Where a credit card is not available a cash deposit will be required. An acceptable form of photographic identification may be needed on check-in.

BOOKING ARRANGEMENTS
The person making the booking shall be deemed to have accepted the booking conditions on behalf of all persons arriving at the property or named in the booking.

All prices, other payments and conditions should be confirmed with your travel agent at the time of booking.

UNDER 18 S All clients under the age of 18 must be accompanied by a parent/guardian or an individual over the age of 18, the property has the right to refuse any booking, when the legal guardian over 18 cannot provide current photo ID if requested.

PACKAGE PRICES / PER NIGHT PRICES Per night prices are to be used as an indicator only and not as an extra night rate.

ROOM ALLOCATION
In the event whereby Byron Bay Accom cannot provide accommodation as previously confirmed, for whatever reason, Byron Bay Accom will undertake to relocate clients to an alternative property of equal or better grading at no additional expense to the client. Should there not be a property of equal or better grading in the vicinity of the original booking, it may be required to provide clients with a property of a lesser grading. If this is the case, any reduction in costs will be refunded to the client.

SPECIAL REQUESTS
Whilst we attempt to satisfy all special requests, we are unable to provide a guarantee.

Map images, if shown, are for general information and may not necessarily reflect latest or actual services and geography.

DOCUMENTATION
Travel documents will be available to view and print off the website or will be forwarded by post or email when full payment is received.

LIABILITY AND RESPONSIBILITY

Byron Bay Accom both for itself and on the behalf of their employees or agents do not accept any responsibility for any act, omission, default or neglect of themselves, their employees or agents for injury, damage, or loss to persons or goods whatsoever or however the same may be caused and they do not warrant and are in no way responsible for the accuracy of any information given in statement made by their service providers in terms of travel arrangements. By utilising the services provided by Byron Bay Accom you agree that:

Byron Bay Accom shall not be liable for the willful or negligent acts and/or omissions of such carriers and/or service providers. Byron Bay Accom will not be liable for any accident, injury, delay, property damage or personal loss to you or those traveling with you in connection with any accommodation, transportation, or other travel services resulting directly or indirectly from any occurrences or conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule.

Please note that all travel documents, observance of laws and regulations of various Governments are your responsibility.

Dear Guest

At BBA we are pleased to provide an environment for our youth to celebrate their end of school time. Clear guidelines are needed to make things run smoothly. We would like your holiday in Byron Bay to be an enjoyable experience for you and everyone else concerned. Please read these conditions carefully.

ONE PERSON FROM YOUR GROUP MUST BE RESPONSIBLE FOR COMMUNICATING THIS INFORMATION TO THE REST OF YOUR GROUP AND THEN SIGN AND RETURN THIS FORM WITH YOUR FINAL PAYMENT

PAYMENTS AND CANCELLATIONS

• 50% Deposit is to be paid at the time of the booking.
• Your Deposit is NON-REFUNDABLE UNDER ALL CIRCUMSTANCES. We strongly advise that you take out travel insurance in the event that you have to cancel your booking.
• The BALANCE of your accommodation and your SECURITY BOND is payable by the 1^st September year of arrival. Bond amount is $1,500. If these funds are not paid by the due date your booking will be cancelled and NO MONIES will be refunded.
• ANY ALTERATIONS TO YOUR ORIGINAL BOOKING (particularly reduction in numbers) is subject to a $100 FEE per alteration

CONDITIONS OF THE PROPERTY

• Number of guests booked is the maximum allowed and will be strictly enforced.
• The property is to be fully secured when unattended
• All rubbish is to be placed in the bins provided
• Strata Title Laws must be observed
• VISITORS: No visitors allowed after 10pm. PLEASE NOTE some APARTMENT COMPLEXES DO NOT ALLOW visitors at all. The SECURITY GUARD has the right to enter the property if necessary.
• NOISE: No excess noise from Stereos, TV’s, DVD’s or other electronic equipment, loud voices etc. is to be made at anytime. For the comfort of other guests and neighbours no noise should be audible outside the property after 10pm and before 7.30am. Additionally if the police are called or your group is warned for noise more than once your bond may be forfeited and you will be evicted.
• All damages, breakages or losses to the property furniture or furnishings will be paid for by the tenant. Loss of keys will attract a $50 fee.
• Absolutely NO SMOKING inside the property.
• SECURITY GUARD will be present in most cases at your accommodation. This is not just to keep an eye on noise levels etc but for YOUR SECURITY and we would encourage you to speak to this guard if you feel it necessary.

Breaches of these conditions may result in the forfeiture of your SECURITY BOND, refusal of key and/eviction at the discretion of the management. If you are evicted prior to your departure date the balance of your accommodation is NOT SUBJECT TO REFUND.

Individual Properties may have additional rules or Security Deposit Conditions which are required to be adhered to as conditions for this deposit. Guests must make themselves familiar with these conditions on arrival.
